How long does the inspection take?
A thorough real estate pest inspection typically takes 1-2 hours depending on property size and accessibility. I inspect the interior, exterior, foundation, crawl spaces, attic, and all wooden structures. You don't need to be present, but you're welcome to join.
When will I receive the inspection report?
Most reports are completed and sent within 24-48 hours after inspection. For urgent closings, I can prioritize and often deliver same-day reports. The report goes to you and your realtor (or whoever you specify) with complete documentation for your lender.
What if you find termites or pest damage?
If I find termites or pest damage, it's documented in detail in the report with photos and recommendations for treatment. As a buyer, this gives you negotiating power—you can ask the seller to treat or reduce the price. As a seller, you can address it before listing. Either way, you know exactly what you're dealing with.
Do you provide treatment if pests are found?
Yes. If the inspection reveals pest problems and you decide to proceed with treatment, I can provide a quote and schedule service immediately. Since I'm the owner and inspector, there's no handoff to another company—same person, start to finish.
